General Information for Tenants
Type of Tenancy
All properties are let on an Assured Shorthold Tenancy for a six-month period unless otherwise stated. All rental figures are exclusive of council tax, water rates and utility bills. Where there are joint tenants all parties, including husband and wife, must be named on all agreements.
Please note that having Contents Insurance is a compulsory condition of taking a property and we will require written confirmation that you have Contents Insurance in place before we allow you to sign a Tenancy Agreement. Please see attached leaflet.
Rent and deposit
All rents are payable in advance, usually by standing order mandate. A deposit of an amount equal to one months rent will be required in advance to be held against damages, dilapidations, non-payment of rent etc and is returnable, less such deductions, after vacation at the end of the tenancy.
Application for a property
All adults will be named on the tenancy agreement and will therefore be fully and jointly liable for the property. A letting fee is payable upon completion of the form and the property is then held in reserve for you until we are able to confirm whether or not a tenancy may be offered. This letting fee covers the administration costs for the tenancy plus the referencing for one applicant. If there is more than one applicant or a guarantor is required an additional fee is payable.
Please note that a property cannot be held in reserve for you until the fee has been paid. The signing of an application form does not commit the agents or the Landlord to granting you a tenancy. Please note that we do not accept cards for the application fee. This must be paid in cash or cheque and a receipt will be given.
If your application is unsuccessful due to unsatisfactory references or you withdraw your application then the fee will not be refunded to you. It will be refunded however if the property is withdrawn at any time, less administration costs. Please note that the referencing costs cannot be refunded once the application has been processed.
We obtain references via a reputable Credit Referencing Agency. They carry out a credit search, employer reference, landlord reference (if any) and character reference.
Signing of the tenancy/taking possession of the property
This usually takes place on the first day of the tenancy at our offices. On or before this date you will be required to make an advance payment of rent plus a deposit of no less than one months rent will be required. These monies must be paid to us in cash, Bankers Draft or Building Society cheque. We are happy to provide you with our bank details if you wish to pay by direct transfer. Thereafter rent is payable monthly in advance by standing order mandate either direct to ourselves or to Landlord dependant on whether we are managing the property or not.
You will be informed when your tenancy begins whether we are providing a management service or whether you will deal direct with your Landlord. As Managing Agents we carry out visits to the property on behalf of the Landlord. The first one is carried out 4 – 6 weeks after you move in and thereafter every quarter.
