Our Services

Our two principle services are:

Management/Rent Collection Services

This includes the full management of a tenancy and property. For a few landlords we operate a rent collection service only.

We will send you a statement at the end of each agreed rent period (monthly, quarterly or other arrangement). These statements show all income and expenses incurred during that period.

In most cases this balance is remitted to your nominated bank or building society account. Unlike other agents we do not hold onto your money, when it has been paid over by the tenants this is then paid over to your account normally within 10 working days.

We will pay any invoices and demands on your behalf provided we are aware of these. These will be shown on your statement. In addition we hold these invoices on file.

Inventory of Contents and Schedule of Condition

If we are providing a Management Service we will prepare a complete inventory of the property. This will include a schedule of the condition of the premises including:

• Decorations
• Furnishings
• Carpets
• Curtains

If we are simply finding you a tenant then we advise you prepare one yourself and provide us with a copy, prior to the commencement of the tenancy, to give to the ingoing tenant. Please note that a through inventory MUST be supplied to the tenant. We can show you an example of a detailed inventory if you wish.

We recommend the initial letting period to be six months as a renewal after this period enables you to review the desirability of continuing with the same tenant and you are also able to review the tenancy conditions if necessary.

Tenant Find Service

This is for landlords wishing to manage the tenancy and property themselves once the tenancy has been introduced and set up. We will send you a statement after the tenancy starts. The tenant will have paid us one month’s rental and one month’s deposit and we will offset our fee against this amount. The monies are paid from the tenants in cash or cleared funds on the day the tenancy commences. Once these monies are cleared through our accounting system we will transfer the remainder due to you into your bank account. This normally takes about 10 working days.
